Getting the most out of your investment
Investing in property is a big decision, which is why it is surprising that most landlords don’t regularly seek a property appraisal.

In fact, leaving a rental appraisal until the property is vacant could be costing landlords thousands of dollars per year.

Principal Victor Paz of LJ Hooker Shelley-Willetton says landlords often left it too late to consider improvements which could add value to their rental property and, in turn, increase returns.

“Landlords often leave it until their tenants have moved out to do an appraisal with their property manager,’’ says Victor.

“The property manager can identify additions or improvements to the property which could add value and rental income to the investment.

“However, depending on the nature of the improvements, it will take time to complete the works – from sourcing quotes, to finding available tradesmen, completing the works and cleaning. Value-adding is an investment and it can be disruptive to a landlord’s revenue stream.

“By conducting an appraisal while the property is still tenanted it allows landlords to budget for the proposed additions, source tradesmen or materials required, and then reduce the amount of time the property will be vacant.’’

Victor said an appraisal was free, easily organised, and could be completed almost immediately.

“Really, it’s easy to organise an appraisal and it allows investors to understand the potential of their investment property.’’

LJ Hooker Shelley-Willetton Principal Victor Paz has won the real estate network’s State award for working with LJ Hooker Home Loans.

Accepting the award at LJ Hooker’s Night of the Stars awards evening at Crown Perth on Saturday night, Mr Paz said the achievement reflected positively on the real estate market south of the Canning River.

It was a successful night for the entire Willetton office, which was also recognised as the WA LJ Hooker office which achieved the largest growth in its property investment management division.

LJ Hooker Willetton Client Night 28/03/12

On Wednesday 28th March 2012, LJ Hooker Willetton hosted an investor’s night to discuss the benefits of tax depreciation on rental properties.

The event was held at the Willow Pond Reception Centre, Canning Vale with Blake Currall from BMT Depreciation presenting the benefits of a tax depreciation schedule for new, old or newly renovated properties.

Did you know that if you have not already set up a depreciation schedule, it’s not too late?! Investors can claim the 2 previous financial years prior to the commencement of the schedule so long as the property was rented for the immediate 2 consecutive years prior. This was just one “top tip” that we all learned from the night.

State Manager Brian Reid also discussed the current state of the market sales v’s rentals which gave our customers a good overview of % growth of the past 12 months in both categories.

LJ Hooker Willetton, Cystic Fibrosis sausage sizzle fundraiser

On Saturday 10th March 2012, LJ Hooker Willetton ran a sausage sizzle fundraiser for Cystic Fibrosis.

It was held outside of our sales office located at the Southlands Shopping Centre between 9am – 12noon.

Activities included:
·         A sausage in a bun for a gold coin donation
·         A Margaret River wine, chocolate, nuts and chips hamper raffle
·         A guess the number of jelly beans in the jar competition

From these three fundraising activities, we raised $627.50 in just 3 hours!

The LJ Hooker Marquee was on show as was Mr Hooker Bear.

Mr Hooker Bear balloons were given out to the kids in the shopping centre where they also had the chance to shake hands with Mr Hooker Bear, or in some other cases – give him a big bear hug!

Whilst a sausage in a bun was not for everyone, the Willetton community was very generous with many people opting to just make a donation to go towards the worthy cause.

Despite the 38 degree heat which we obviously did not plan, it was a fantastic day!

A big thank you goes out to the men who slaved away over the hot BBQ to cook the onions and sausages and to Andrea’s nephew who volunteered to wear the Mr Hooker Bear suit.

Public React Well to 100 Point ID Check

Real estate agents are finding that the new identity checks for people selling property have been well received by the public.

Chief Executive of the Real estate Institute of Western Australia, Anne Arnold, said the new 100-point on ID verification had become necessary to prevent fraudulent sales.
 
“The two Nigerian property scams that have occurred in WA in recent times have been possible because identity checks have not previously been a requirement as part of the listing process when selling a home.
 
“However, as technology has advanced it has become possible for scammers to fake an identity and present themselves to a real estate agent as the legitimate owner of a property they don’t in fact own,” Mrs Arnold said.
 
In both Nigerian property scams that occurred in Perth, con artists were able to convince the agent, the settlement agent, the banks and Landgate that they were the title holder and could sell the property.
 
Once the transfers had occurred and the sales settled it became apparent that everyone had been duped, including the legitimate owners of the houses.
 
In response to these frauds, the state government has implemented a system whereby the seller of a property must produce evidence of their identity in much the same way as banks when a customer opens an account.
“Some agents were concerned this new onus on sellers might meet with some resistance, especially from long term and repeat clients well known to the agent, but I’m pleased to report that generally sellers understand this new requirement and endorse it,” Mrs Arnold said.
When sellers are unable to be with the agent at the time of listing their property they must have their identity documents sighted by a suitable witness such as JP, doctor, police officer, pharmacist, etc.
 
“We understand that this is probably inconvenient for sellers and agents, but most people would agree that it’s a small price to avoid another such incident.”
